- Operators overheat or strip. Commercial jackshaft and trolley operators are rated by duty cycle. An undersized or worn operator on a heavy door will strip gears or trip its thermal overload on the busiest day of the week.
- Impact damage. Forklifts, trailers and delivery trucks bend bottom sections, tracks and guides. A door that has been hit once will often jump the track on the next cycle if the guide is not straightened.
- Rolling steel doors seize. Rolling steel curtains on unheated buildings collect ice and grit in the guides and slats; a door that has not been serviced in years may simply refuse to roll on the first hard freeze.

Business owners tend to price a repair against the invoice. The better comparison is against downtime. A single bay closed for two days can mean missed deliveries, employees standing around, and a customer who goes elsewhere.
