The two things a Minnesota tune-up catches most: a hardened bottom seal (weather seal replacement) and salt rust at the bottom brackets, rollers and cables (cable replacement) – both cheap in October, expensive in January.

How often should a garage door get a tune-up?

Once a year is right for most homes, and fall is the best time – before the first hard freeze, when cold makes worn springs and dry rollers fail. A door that cycles many times a day, or one that sits over a driveway full of road salt every winter, benefits from a check more often.

What does a garage door tune-up include?

David lubricates the springs, hinges, rollers and bearings, tightens loose hardware, checks the spring balance and the cables for wear, looks at the bottom brackets and rollers for rust, tests the safety sensors and the auto-reverse, and checks the opener’s force and travel settings and the bottom weather seal. If a part needs replacing, you get the exact price before any work starts.

Why do garage doors in Minnesota wear out faster?

Road salt. Salty snow melts off the car and sits at the bottom of the door, so the bottom of the cables, the bottom brackets, the rollers and the lower part of the vertical tracks rust first. Rusted rollers stop turning, and a cable that rusts through at the bottom is the most common reason a door comes off track. Can I lubricate my garage door myself?

Yes. Use a garage-door lubricant (silicone or white lithium) on the hinges, the roller bearings and the springs – not WD-40, which is a cleaner and washes the grease out. Do not loosen or adjust the springs, the cables or the bottom brackets yourself: they hold the full weight of the door under high tension. That part is a job for a technician.

What are the signs my door needs service now, not at the next tune-up?

A loud bang from the garage (often a broken spring), a frayed or loose cable, one side of the door higher than the other, grinding or jerky movement, or a door that reverses instead of closing – usually the safety sensors or, on an older opener, the logic board. Stop using the door and call; a door running on a broken part can come off track.
