Most new garage doors I install start the same way: a homeowner calls about a repair, and the honest answer is that the door isn’t worth another one. Dented or cracked panels, a rotted bottom section, a 25-year-old door with no insulation – at that point I give two numbers, one for the repair and one for a new door, and the homeowner decides.
On this job the customer chose a new DoorLink 3640 – a white insulated steel door with long grooved carriage-house panels and a window top section – and replaced the old opener with a LiftMaster at the same time.
What the installation included
- Removing the old door, tracks and springs, and hauling them away.
- Installing the new insulated sections, sized to the opening – old door out and new door running in one visit.
- New vertical and horizontal tracks, new torsion springs sized to the new door’s weight, new rollers and a new bottom weather seal.
- Balancing the door so it stays where you leave it halfway up – a door that drifts is a door that wears out the opener.
- Mounting the LiftMaster opener, setting the travel and force for the new door, and testing the safety sensors and auto-reverse.
Why do the door and the opener together
An old opener was set up for an old door. A new insulated door is a different weight, and the springs and the opener have to be matched to it. Doing both on the same visit means the tracks, springs and opener rail are set up once, so it costs less than two separate jobs. Through December 31, 2026 there is also $150 off a new door and a LiftMaster opener installed together.

Frequently asked questions
How much does a new DoorLink garage door cost installed in the Twin Cities?
It depends on the size, the insulation and the options. As a ballpark, a vinyl-backed insulated door starts around $2,000 installed and a 2-inch insulated steel door starts around $2,800, including the old door hauled away. Every home gets a specific written quote. Through December 31, 2026 you get $150 off when a new door and a LiftMaster opener are installed together (code BUNDLE).
Do you install the opener on the same job as the door?
Yes. Doing the door and the opener on the same visit is cheaper than doing them separately, because the tracks, springs and opener rail are set up once and the opener is adjusted to the new door’s weight and balance.
Do you take the old garage door away?
Yes. The old door, tracks and springs are removed and hauled away as part of the installation.
Why do you install DoorLink doors?
DoorLink is the brand I install most. I also install Haas and other brands, and I’ll tell you honestly whether your current door is worth repairing before you spend money on a new one.
