When a commercial garage door fails, your business stops. A stuck loading-dock door, a storefront door that will not close, or a broken spring on a warehouse door means lost deliveries, security risk, and idle crews. David’s Urgent Garage Door provides commercial garage door repair across Minneapolis, St. Paul, and the Twin Cities metro — with same-day service and 24/7 emergency response, 365 days a year.
Commercial & Industrial Door Services
We service the doors that keep Twin Cities businesses moving: sectional overhead doors, warehouse and shop doors, loading dock doors, and the heavy-duty springs, openers, and operators that drive them. Common commercial calls include:
- Broken commercial springs — heavy-gauge torsion springs replaced on the spot, sized for high-cycle commercial use.
- Doors off track — forklift bumps and worn rollers are the usual culprits; we realign and reinforce so it does not repeat.
- Commercial opener & operator repair — trolley, jackshaft, and heavy-duty operators repaired or replaced.
- Emergency door repair — a door that will not close is a security problem. We treat business lockups as emergencies and respond 24/7.
- New commercial door installation — replacement doors for shops, warehouses, and storefronts.

Common Commercial Door Problems We Fix
Commercial doors work far harder than residential ones — a busy shop or warehouse door can cycle more times in a month than a home door does in a year. That pace shows up as snapped high-cycle springs, stretched cables, bent panels from forklift and vehicle contact, worn rollers that make a door scream on its way up, and commercial operators (jackshaft, trolley and hoist units) that strain, trip out, or quit entirely. David repairs sectional steel doors, insulated doors and the hardware behind them, and can secure a damaged opening the same day so your building isn’t left exposed overnight.
Sectional vs rolling steel: what we work on (and what we don’t)
Most commercial openings in the Twin Cities have one of two door types. Sectional doors are the hinged-panel doors that ride up on tracks and lie flat along the ceiling – the same design as a residential door, but built from heavier-gauge steel, with 2- or 3-inch track, high-cycle torsion springs, commercial operators (trolley, jackshaft or hoist) and often a high-lift or vertical-lift track so the door clears racking and lifts. Rolling steel doors are the corrugated curtain doors that coil into a drum above the opening; they use a different spring-in-barrel design and different hardware.
David’s work is sectional and insulated sectional commercial doors: springs, cables, drums, rollers, hinges, struts, bent or dented sections, track, weather seals and the operators that drive them, plus new sectional door installation. Rolling steel curtain doors are the one type David does not service – they need a different spring-in-barrel system and different parts. If your building has a coiling steel door, please say so when you call and he will point you to a rolling-door specialist rather than send a truck for nothing.
High-cycle springs and the cost of downtime
A residential torsion spring is rated for about 10,000 cycles. A shop or warehouse door that opens 20 to 40 times a day burns through that in a year. For commercial doors we size high-cycle springs (25,000 to 100,000 cycles) to the door’s weight and daily use, replace both springs and the cables together, and install nylon ball-bearing rollers – the combination that keeps a busy door off the emergency list. How spring sizing and cycle life work.
Property managers, HOAs and multi-door buildings
If you look after a townhome association, an apartment garage, a self-storage site or a building with several dock doors, you want one number to call and one invoice per visit. David handles that directly – no dispatcher, no subcontractor – with a written estimate before work starts, photos of what was found and replaced, and same-day securing of a damaged opening so the building is not left open overnight. Priority scheduling for commercial and association accounts, 24/7. Call (763) 265-7671.
Less Downtime, Fewer Surprises
For a business, a dead door isn’t an inconvenience — it’s trucks that can’t load, bays that can’t open, and revenue on hold. That’s why commercial calls get priority scheduling and a straight on-site estimate before any work begins. If you’d rather prevent the 6 a.m. emergency altogether, ask about a simple preventive maintenance visit: springs, cables, rollers and the operator get inspected and tuned so small wear items are caught before they stop the door — and your business — cold.
